At 48 stories, the Hyatt Center is a modern Class A high-rise developed to provide an energy-efficient and technology-progressive workplace for global corporations and professional services firms. The tower has been at the forefront of sustainability since its completion in 2005, maintaining ENERGY STAR certification since 2008 and receiving LEED EBOM Platinum certification in 2010. In an effort to further improve the building’s efficiency, ESD provided technical consulting-engineering leadership in collaboration with the Irvine Company and their property management team to take advantage of an opportunity offered through ComEd’s Smart Ideas® Retro-Commissioning program. .
Over 1,613,500 kWh of annual electricity savings were identified, measured, and verified through the implementation of five low-cost retro-commissioning measures. The combined implementation cost of all of the measures was $26,226, which included a controls contractor and in-house labor costs. Since the retro-commissioning study fee was paid for by ComEd, the simple payback of this project was just over four months.
In 2015, ESD was commissioned to provide electrical engineering design services for the installation of three electric vehicle charging stations within the building's parking garage. We identified the power source and designed three circuits to power the charging stations.
