Looking to provide more energy efficient and healthier housing for their tenants, the Chicago Housing Authority (CHA) commissioned “Green Assessments” for 63 of their properties – a total of 580 buildings ranging from 27 to 75 years old. The properties were evaluated according to Leadership in Energy and Environmental Design (LEED) and Enterprise Green Communities Criteria (EGCC) standards.
Along with site surveys, data collection, energy analysis, and ENERGY STAR benchmarking for each facility, ESD and HOK recommended Energy Conservation Measures (ECMs) to improve long-term operations and maintenance practices. The ECMs identified included lighting upgrades, boiler replacements, domestic hot water tank and piping insulation, and AC unit upgrades.
In order to ensure the new operations and maintenance practices continue after the project’s completion, ESD developed a Green Operations and Maintenance (O&M) Manual and provided training for CHA property managers in how best to use it.
